Which properties are excluded from the Flood Re Scheme?

Our Flood Re tool may help you to see if a specific property can’t be covered by Flood Re. Ultimately though, the decision to make use of the Flood Re Scheme for eligible properties remains with insurance providers. Please contact your insurers if you have more questions about excluded properties.

I own a flat, can Flood Re help me?

Some flats will meet our definition of a dwelling if they’re part of a building and a single residential unit. If you own the lease of a flat, use our Flood Re Tool to see if you may qualify.

However, if the building can’t be covered, insurers can ask still us to cover the flood risk part of a Contents insurance policy or the Contents in a Combined policy, as long as the property qualifies.

My property is leasehold, can Flood Re help me?

Leasehold properties may qualify for support from Flood Re as long as they:

  1. match our definition of a dwelling,
  2. are insured under the contracted obligations of the leaseholder

It’s unusual for short-term leaseholders to have this obligation. Usually, it’s handled by the owner of the freehold.

However, if the building can’t be covered, insurers can ask still us to cover the flood risk part of a Contents insurance policy or the Contents in a Combined policy, as long as the property qualifies.

I rent a home, can Flood Re help me?

I work from home, does my property qualify?
